Concrete Driveway Repair or Replacement in Saint Paul
A hairline crack or low corner may be nothing, or it may be the first sign of a base problem. Have our team take a look before you patch, seal, or sign anything.
Small Driveway Damage Still Deserves a Second Look
Picture a thin crack running out from the corner of your garage. It might be harmless shrinkage from the week the slab cured, or it might be the first visible sign that water is washing out the base or frost is shifting the slab. From the kitchen window, the two look the same.
This is why we ask Saint Paul homeowners to have our team see the driveway in person before deciding anything, even when the damage seems minor. Cornerstone’s own work is tear-out and replacement, and we don’t offer lifting. When a limited repair is the sensible move, we’ll tell you so. When the problem runs deeper, we’ll show you what we found and what a new driveway would involve.

Satisfied Customers
By far one of the easiest companies to work with. My fiancé found them very easy to schedule and communicate with. They did a beautiful job on our new build slab home and shop. Thank You! Thomas & Victoria
Top notch in every way! From the prompt, knowledgeable and kind initial Visit and estimate to the tear out and installation. These guys are the best. The pricing was competitive and the knowledge and workmanship was amazing. Watching them pour our huge driveway was like watching the ballet. The way these guys worked together and clearly enjoying what they were doing was really special to watch.
Our Proven Concrete Driveway Installation Process
When the assessment points to replacement, our in-house crews handle the job in four stages. Each one is built around fixing what failed below the old slab.
1. Tear-Out Process
We break out and haul away the old slab, then dig past it to find the soft or washed-out material that caused the damage.
2. Set-Up Process
We bring in new base material, compact it, set the grade so water runs away from the garage, and form it to the right thickness. Any right-of-way permit is handled at this stage.
3. Pour Process
We place 4,500 PSI concrete, reinforced on most driveways with macro-synthetic fiber instead of a wire grid.
4. Cut and Clean Process
We saw-cut control joints to steer future cracking into straight lines, clean up the site, and leave dirt and seed along the edges at no charge.
With good weather, most driveways are finished in about five days, though projects over 1,200 square feet take longer. You can walk on the new slab after 24 hours and park on it after 10 days.
Driveway Services We Offer in Saint Paul
Everything below is work our own crews do. We don’t offer lifting, mudjacking, or other slab raising, and our lift-or-replace guide for Saint Paul driveways explains why.
Concrete Driveway Installation and Replacement
We take out the damaged concrete along with the soft or eroded base under it, then rebuild with compacted base, a corrected slope, and reinforced concrete. This is our recommendation when cracks are moving, panels have settled, or the surface is breaking down across the driveway.
Fiber Reinforced Concrete Driveways
Instead of a wire grid set at one level, macro-synthetic fibers are mixed into the concrete so reinforcement runs top to bottom. That helps keep hairline cracks from opening up over Minnesota winters, with no steel inside to corrode. About 95% of our driveways get fiber, and jobs that need rebar still get it.
Maintenance-Free Driveway Mix
Our mix design does the sealing internally as the concrete is placed, which leaves nothing on the surface for shovels, tires, and deicer to wear away. There’s no resealing schedule to keep once we leave. It’s part of our standard driveway approach.
Aprons, Walkways, and Add-Ons
Aprons, sidewalks, steps, and patios can be poured along with the new driveway so the finish and base match. Where the apron meets an alley or a city street, replacing both together avoids an old section settling next to a new one.
What Driveway Replacement Costs in Saint Paul
Most Cornerstone tear-out and replacement projects in the Twin Cities run $10 to $14 per square foot, which puts a 20-by-20 driveway at roughly $5,000 to $7,000. Where yours lands in that range depends on size, access, base conditions, and finish choices. Our published per-square-foot pricing breaks it down by driveway size, and the estimate visit gets you an itemized number for your lot.
What We Look At During a Free Driveway Assessment
An estimate visit is a walk around the slab with someone who builds driveways for a living. Here’s what we check and what each item tells us.
What we check | What it can tell us |
Crack width, and whether both sides sit level | Whether it’s a cosmetic shrinkage line or one of the deeper cracks that signal movement |
Low spots, tipped panels, gaps at the garage or step | Whether the base has settled or washed out |
Flaking, pitting, or exposed stone | How far freeze-thaw and deicer damage has gone |
Where downspouts and runoff end up | Whether water is feeding the problem |
Age of the slab and past repairs | Whether patching has already been tried and failed |
Where the apron meets the street or alley | Whether part of the work sits in the city right-of-way |
When a Limited Repair Can Make Sense
Not every crack means a new driveway, and we’d rather tell you that up front than sell you concrete you don’t need. A limited fix is usually reasonable when the driveway is fairly young, the crack is narrower than about a quarter inch, and both sides stay at the same height through a full winter.
It also helps if the damage is isolated: one crack instead of a web of them, no low spots, no standing water, and a surface that still feels solid underfoot. In that case, sealing the crack to keep water out and watching it through the seasons can buy real time. Our article on the signs a crack points to a problem below the slab covers what to watch for. If your driveway fits this picture, we’ll say so, even though it means there’s no job for us.
When Replacement Is the Better Long-Term Option
Some problems start below the concrete, and no surface fix reaches them. These are the conditions where we usually recommend a full tear-out and new base over another round of repairs.
Cracks That Move or Keep Coming Back
If one side of a crack sits higher than the other, the slab is no longer acting as one piece, and filler can’t hold it together. The same goes for cracks that reopen every spring after being sealed, or a spiderweb pattern spreading across a panel. Each of those points to lost support underneath, so a patch only covers the symptom until the next freeze pulls it apart again.
Settling and Sunken Sections
A panel that has dropped at the garage, the front step, or the apron usually means the material below it has compacted, eroded, or was never compacted well to begin with. Water then collects in the low spot and makes it worse. Replacement lets us dig out the weak base and rebuild it, instead of leaving the cause in place under old concrete.
Surface Scaling and Spalling
Flaking that starts as small chips and spreads until stone shows through is called scaling. The National Ready Mixed Concrete Association links it to freeze-thaw cycles on saturated concrete, heavy deicer use, too little entrained air, and poor finishing or curing. Light scaling is mostly cosmetic, but once the surface is coming apart across several panels, a coating won’t rebuild it.
Drainage and Base Problems
Downspouts that empty onto the slab, a driveway pitched toward the garage, and soil washing out along an edge all send water where it does the most harm. Redirecting a downspout is sometimes enough on a young driveway. On an older slab where water has already undermined the base, replacement is the chance to regrade so runoff moves away from the garage and the house.
Minnesota Freeze-Thaw Conditions
In winter, moisture in the soil under a driveway is drawn toward the freezing zone and builds up as thin layers of ice. The Federal Highway Administration notes that these ice lenses can lift pavement in what’s called frost heave. Most driveways settle back at the thaw, as our guide to frost heave under Minnesota driveways explains. The trouble starts when a slab stays out of level by late spring or cracks as it drops, because every winter after that works on the same weak spot.
A Saint Paul Timing Question: Is Your Street Being Rebuilt?
Saint Paul rebuilds residential streets through its Saint Paul Streets program, and the city lists concrete driveway aprons among the standard improvements on those projects. Reconstruction is paid for partly through special assessments to the property owners along the street, so a new apron at the curb may already be on its way to your block.
That makes timing worth a conversation. If your street appears on the city’s map of anticipated reconstruction projects, we can plan the private part of your driveway so it meets the new apron cleanly instead of being torn up twice. If it doesn’t, any driveway work in the public right-of-way still needs written approval from Public Works under Legislative Code Section 121.01. When our project reaches the right-of-way, we take care of that permit.

Concrete Driveway Repair FAQs
Should I have a crack looked at even if it seems minor?
Yes. Harmless shrinkage cracks and early signs of base movement can look nearly identical, and a short visit tells you which one you have. Our estimates are free, so it costs you nothing but a few minutes.
Does Cornerstone patch or fill driveway cracks?
Our work is driveway tear-out and replacement. If a crack only needs filling, we'll tell you during the visit, and our step-by-step crack-filling guide shows how to do it properly.
Does a crack near my garage mean there's a foundation problem?
Not on its own. Driveway slabs crack from shrinkage, settling, and frost for their own reasons, and what we assess is the driveway and the base under it. If you have concerns about the house itself, a structural engineer is the right person to ask.
Is it cheaper to repair or replace a concrete driveway?
A repair almost always costs less up front. The math changes when the same cracks or low spots keep returning, because each fix goes into a slab that will still have to come out. Replacement with Cornerstone typically runs $10 to $14 per square foot.
Do I need a permit to replace my driveway in Saint Paul?
Driveway work in the public right-of-way, such as the apron at the street or alley, needs Public Works approval under the city's Legislative Code. When our project reaches the right-of-way, we handle that permit for you.
Who should I call for concrete driveway repair near me in Saint Paul?
Start with someone who will look at the driveway in person before quoting anything. Cornerstone schedules a free in-person estimate anywhere in Saint Paul and will tell you whether you're looking at a limited fix or a full replacement. Call (612) 325-3742 or book online.
